The Crucial Role of Inspections of a House: A Guide for Buyers and Sellers

Inspections provide a comprehensive assessment of the property's condition, identifying potential issues that may not be apparent during a casual walkthrough.  For a typical home the inspections to perform would be a home, pest, roof, and pool.  If the home is more than 20 years old and/or has a front yard with lots of big trees, a sewer line inspection is highly recommended.  Tree roots can cause havoc with sewer lines and may require the lines to be cleared out and the line may even need to be replaced.  Depending on the age of the HVAC system and home inspection findings, a separate HVAC inspection may be necessary.  If the home is on property and has either a septic or well, these systems should also be inspected as repairs could be pricey. 

Negotiation Power:  Armed with the findings from a home inspection, buyers may have valuable negotiation power.  Depending on current market conditions, they may be able to use the information to negotiate repairs, request a reduction in the sale price, or even decide whether the property is the right fit for them.
